Background

Originally developed in the late 1950s and early 1960s, Lake Anne is a mature neighborhood with many of its residential structures dating back to this time. A few of the original homeowners dating from the early years still reside at Lake Anne. The Lake Anne Community consists of a total of approximately 85 households.


Although nearly 100% built out, there are still a few undeveloped lots remaining. There are also a few lots that are the property of the Lake Anne

Homeowners Association that are common property open to Lake Anne residents for use as parks and nature trails, contributing to the beauty and extraordinary uniqueness of this community. These lots are usually associated with the lake. The lake is also the common property of the Lake Anne Homeowners Association.


There are many remodel and renovation opportunities within the existing housing stock.


Neighborhood Make-Up

Residents at Lake Anne represent all age groups. There are many families with young children in the neighborhood as well as first, second and third generation owners.


Lake Anne Social Functions

You’ll find Lake Anne to be a friendly group of neighbors. Our social calendar consists of two days a year where we ask for participation for a community clean-up. This has been anything from litter collection to minor construction projects at the community boat dock and playground. This is totally voluntary and simply a way to get to know your neighbors better. In conjunction with these clean-up days we end them with a community picnic held at the Lake Park on the Lake’s east side.


We typically have a neighborhood gatherings at the Park in early Summer and Fall, a Halloween event, and a holiday party usually hosted at a resident's home in December. Owners and their guests may use the lake and park any time. See Rules & Regs page.


We have a private neighborhood Facebook group where neighbors share information and enjoy neighborly relationships. Upon moving into the neighborhood, any Board member can approve membership.


Homeowners Association

The Lake Anne Homeowners Association consists of community member volunteers who serve 3-year terms. There are 7 members on the board at one time. The Homeowners Association conducts itself under a set of rules that are outlined in the Covenants and Bylaws which are included in this web site under a separate tab.


The Association is responsible for maintaining the common areas including the lake which includes:

  • Payment of taxes associated with the common property

  • Insurance for the common property and lake

  • Landscape and lawn maintenance of common property

  • earthen dam and spillway maintenance

  • Alders, tree maintenance and removal from common property as required

  • General clean-up and small projects that are identified from time to time


The Association has also conducted fund raising drives for special projects. One most recently was a significant fundraiser conducted in 2014-2015 for dredging the lake of silt that had accumulated since its original construction. At that time enough money was

raised to drain and dredge the lake during the summer of 2015.


Homeowners Association Dues

HOA dues are $300 yearly, due by June 1 of each year. It has been a goal of the Homeowners Association to try to keep the dues at this very affordable rate. We strive for 100% participation. The money collected is used to pay for expenses associated with the items noted above. There is also an attempt to maintain an overage that will allow us to maintain a rainy day fund or fund a major project earmarked for the future. We ask all residents to be responsible and take part in the community by paying their dues annually, volunteering for the Homeowners Association, working the semi-annual clean-up days and being an active part of the community.


Roads

Most of Lake Anne roads are maintained by NCDOT. However, Parkside Drive and Rhudy Place are private roads maintained by Homeowners with property bordering those streets. This was an arrangement determined by the original builder of the neighborhood back in the 60s. The disclosures related to the sale / purchase of houses and lots on those streets should indicate that property is on a private road.


Building and Remodeling

There is an Architectural Review Committee that is part of the Homeowners Association. We require that plans for a new build or significant renovation be submitted for approval prior to commencement of construction. The Committee consists of board members and the criteria used to evaluate each project comes directly from the protective covenants. Normally this review process can be done within a 30 day period.


Lake Anne is located inside Wake County but is not inside the city limits of the City of Raleigh. Since we are essentially surrounded by the City, we do fall within its Extraterritorial Jurisdiction (ETJ). Therefore building permits are issued and regulated by the City of Raleigh in Lake Anne.

Utilities and Services

Unless a lot is located at the perimeter of Lake Anne where there might be a possible connection to City water or sewer, Lake Anne is a community serviced by private wells and septic systems. The City of Raleigh can confirm the possibility of utility connection. Natural gas is available to Lake Anne. Confirm with PSNC. The usual telephone, TV cable and internet providers are available. Trash pick-up is not done by the City of Raleigh. You will be responsible to engage the services of any of a number of private providers.
